Step 1: Get Pre-Approved First
I mean this. Do not look at lots. Do not pick floor plans. Get your pre-approval first. It tells you exactly what you can build, which shapes every decision after it. Your lender will want to see income, assets, credit, and debt-to-income ratio. Most construction loans need 20% down and a 680+ credit score. Get that number in writing before anything else.
Step 2: Build a Real Budget
Pre-approval gives you a ceiling. Your budget is what you actually plan to spend within it. Sit down — with your spouse, with your loan officer — and get specific. Monthly payment comfort zone? How much for land? What finish level? In the 78255 corridor, plan for $250–$400+ per square foot for a high-performance custom build. And add 10% contingency. Every project has changes. Budget for them before they happen.
Step 3: Location Matters More Than Most Buyers Think
San Antonio is big. Choosing a community isn't just about the lot — it's about school district, commute, HOA, and terrain. Drainage issues that don't show up until a heavy rain. Hill Country views that cost extra to build on but pay back in lifestyle. We build across the metro and can help you think through any location before you sign anything.
Step 4: Lock In Your Style Early
Modern, transitional, Hill Country rustic, Mediterranean — pick a direction before your first design meeting. You'll face thousands of finish choices. Having a style anchor keeps you from getting overwhelmed and keeps the project moving. Bring reference photos. Seriously — the more Houzz screenshots you show us, the better your home turns out.
Step 5: Choose Your Floor Plan
We offer 600+ plans, from 1,800 to 6,000+ square feet. Here's the thing most buyers don't realize: this is the most important decision in the whole process. Changes on paper are free. Changes after framing cost real money. Think about how your family actually lives — not how you think you should live. Where does everyone end up at the end of the day? Design the home around that.
Step 6: Interior Selections — The Fun Part
Cabinets, countertops, tile, flooring, fixtures, appliances — there are thousands of choices here. The clients who end up happiest are the ones who decide upfront what matters most and spend there. Splurge on the kitchen if that's where your family lives. Pull back on the guest room. Mediocrity everywhere is never the right answer.
Step 7: Permits and Engineering
Civil, mechanical, structural — pulling permits and managing the engineering process is where a lot of builders fall short. It's not glamorous, but it's where projects get delayed. When you build with us, we own this entirely. We know the jurisdictions we work in and have the relationships to keep things moving. You won't have to think about it.
Step 8: Construction
Ground breaks. This is when it starts feeling real. Our superintendents are on-site daily — not just stopping by. You'll have access to project photos, schedules, and updates through Contractor+ so you're never in the dark. If something comes up, you'll hear it from us before you hear it anywhere else.
Step 9: The Walkthrough
Before you close, we do a full room-by-room walkthrough with a punch list. If something isn't right, it gets fixed before you take the keys. Not scheduled. Not "we'll get to it." Fixed. Your home should be perfect on day one — that's what we expect, and so should you.
Step 10: Closing Day
You sign. You get your keys. You walk through the front door for the first time as the owner. It never gets old. After closing, you're covered by a third-party Maverick Builders Insurance warranty: one year on workmanship and materials, two years on mechanical systems, ten years on structure. You're protected long after we shake hands.
